Located in the transitioning Crenshaw Corridor / West Adams Neighborhood of Los Angeles, and immediately adjacent to Metro’s Exposition and Crenshaw lines, 3317-3325 Exposition Place is a one story brick and bow-truss building and an adjoining two story steel and CMU building totaling approximately 30,000 square feet. Originally built in two phases in 1948 and 1963, and used as general warehouses, the buildings had suffered decades of neglect.

 

Acquired in 2017, The Borman Group undertook a full-scale renovation of both buildings and change-of-use to creative office. Construction included upgrading the mechanical systems and seismic and green building standards to city code, as well as reactivating rooftop parking that had been closed for 50 years, bringing new sources of natural light into the building, and building out bathrooms, kitchens, offices and conference rooms. A single tenant now occupies the entire property, The Real Real.
